A Practical Rental Turnover Cleanout Plan for Property Managers

A turnover cleanout should begin only after the property manager has authority to remove what remains. Notice, abandoned-property, lease, and documentation duties depend on the situation. Complete that process through the owner’s policy and legal guidance before a hauling date is treated as final.

Document the starting condition

Photograph each room from the doorway, then capture important items individually. Record keys, appliances, fixtures, damage, chemicals, medication, mail, documents, and anything that could be personal or valuable. Keep the removal inventory with the unit file.

Use four clearly marked groups

Prepare the building, not only the unit

Reserve elevators, protect common paths, tell site staff which doors will be used, and plan where a truck may stand. Keep residents away from the active route. If a unit has pests, water damage, mold, needles, bodily fluids, fire damage, or unknown powders, pause and bring in the appropriate specialist before a general cleanout.

• Confirm legal and owner authorization for removal.
• Photograph every room and create an item record.
• Mark owner appliances, fixtures, and maintenance stock.
• Remove sensitive documents, keys, mail, and data devices.
• Separate chemicals, medicines, batteries, lamps, and electronics.
• Check elevators, gates, loading access, and quiet hours.
• Keep a manager available for exception decisions.
• Inspect the empty unit before repair work begins.
